Why Fitting Matters as Much as the Door

The problem with a badly fitted fire door is that it looks like a well fitted one. A gap a few millimetres outside tolerance, ironmongery that isn’t rated, an intumescent seal specified for a different doorset entirely, and none of it shows up on a walk-round. An FD30 door holds for 30 minutes only if every element is right.

Under the Regulatory Reform (Fire Safety) Order 2005, a defective doorset is the responsible person’s liability whether or not anyone spotted the defect.

What a BS 8214 Installation Covers

Most of the work happens at specification stage. The notional versus nominal distinction is easy to get wrong, and an installation built on the wrong call looks compliant right up until an assessor checks it against the standard.

Get the specification right and the rest follows from it. Gap tolerances of 3 to 4mm, seals matched to the doorset type, rated ironmongery throughout, and FD30 or FD60 doorsets specified to the correct rating for the opening.

Certification is the harder trigger. Where third-party certification can’t be evidenced for an existing doorset, it can’t be signed off as compliant, whatever condition it’s in, so replacement is the only route to a defensible audit trail.

Sometimes. It depends on whether the existing frame is square, undamaged and compatible with the new doorset specification. We assess the opening before confirming whether fit-to-frame is viable or whether full doorset replacement is the right call.
