Plenty of buildings were never fitted with compliant fire barriers in the first place, especially older stock built before current regulations existed. Insurers have caught up too. A policy alone isn’t enough anymore; they want evidence the passive fire protection is actually in place.

Are fire barriers and cavity barriers the same thing?
Not quite. Fire barriers seal voids in roofs, ceilings and floors, while cavity barriers do the equivalent job inside wall and facade cavities. Both stop fire and smoke spreading between compartments, just in different parts of the building.
Is a cavity closer the same as a cavity barrier?
No, and this trips people up regularly. A cavity closer seals a gap against damp and water vapor, not fire. Unless it's made from fire-resistant material and tested accordingly, it offers no fire protection at all.
Do older or existing buildings need fire barriers fitted retrospectively, or is this only required in new builds?
Existing buildings need them too. Plenty were built before current regulations existed, which is exactly what a fire risk assessment is designed to catch.
Where are fire barriers legally required to be installed within a building?
At the junction between external cavity walls and every compartment floor and wall, along with internal walls meeting compartment floors, walls or fire-resisting doors. There's an exception for two-leaf masonry or concrete construction over 75mm thick.
What happens if my fire risk assessment has flagged missing or damaged fire barriers?
Get it surveyed and fixed before it becomes an enforcement issue. We can usually turn a Birmingham site around fast, since we're based here rather than travelling in.
